Emergency Plumbing Grange
When water or gas is misbehaving right now, these are the pages:
Pre-1940 weatherboard and brick homes across Grange often still run on clay drains and galvanised pipes, so blocked drains, burst pipes and ageing hot water systems are our bread and butter, alongside gas fitting across Grange, Stafford and Gordon Park.
If we're late, $100 comes off your bill
Give us a ring on (07) 3524 7117 and explain the problem. We're available 24/7, every Grange job has zero call-out fees and flat-rate pricing, and we work under QBCC No: 15024607, with same-day when we can.

Four kinds of work cover most of what a house here needs. Pick the one that sounds like your problem and follow the links.

When water or gas is misbehaving right now, these are the pages:

Everyday repairs and installs, from a dripping tap to a full bathroom:

When water will not go where it should:

Showers running cold or a tank at the end of its life:

Grange Plumber is a locally owned and operated business, holding plumbing and gasfitting licences, and serving this suburb and the streets on either side. Every job runs under QBCC No: 15024607, which covers plumbing and drainage and gasfitting.
Ring (07) 3524 7117 and we will find a time that suits, same-day when we can. You get the price in writing before the work begins, and the number you approve is the number you pay.

The Grange Estate subdivision of 1903 and the Days Road tram of 1928 brought family housing to this ridge, and the interwar and post-war weatherboard and brick houses that followed still carry much of their original plumbing.
The blocks laid out in 1903 were connected with vitrified earthenware, the drain pipe of the day, so that is the starting assumption under any older garden here.
Interwar water lines are galvanised steel, and rust builds inside them year by year, so weak flow at the tap often shows up long before any visible drip.
Much of the older stock sits in Council's character residential zone under the traditional building character overlay, which means renovations open walls that hide original fittings.
At the last census the suburb counted 4,615 residents across 1,573 dwellings, with 82.1 per cent of homes detached houses and 47.8 per cent holding four bedrooms or more. Big family houses mean several wet areas, and several wet areas mean more joints, more pipe and more places for a slow problem to hide.

Got a plumbing problem right now? Do this before you call:

Not sure which crew your job needs? These four cards are the short version.
handles the jobs that cannot wait: burst pipes, an overflowing toilet, no hot water on a cold night, or a gas smell. Start with the triage steps on that page before anything else.
is the everyday work: taps, toilets, bathroom and kitchen fittings, hidden leaks and gas appliance installs. If it is a repair rather than a rescue, it lives here.
looks after everything below ground: blocked drains, sewer and stormwater lines, and camera inspections that film the inside of the pipe without digging up the yard first.
sorts tanks, valves and tempering, whether the unit needs a repair or a full replacement, and it covers the hard call between fixing and starting again.

This suburb sits above Kedron Brook, and the ridge gives most lots a hard fall toward the water. Rain up top moves fast, and the postcode's long-run average sits near 1,047mm a year, much of it arriving in storm-season bursts.
On Council's February 2022 flood mapping, water reached Gilbert Road Park and parts of Emerson Park and Grange Forest Park down on the brook flats. Neither the 1974 nor the 2011 Brisbane River event reached Grange, and its roadways largely stayed dry.
Overland flow crossing the low streets tests yard drains and downpipes sized decades ago for smaller roofs. If your stormwater clears slowly after heavy rain, get it looked at before the next season, not after it.
The big natives along the brook corridor, and plenty of older gardens besides, drop roots straight into earthenware joints. A slow drain in an older house here usually traces back to a displaced or cracked socket.

Every quote is worked out per job, and a few things move it:
A pipe inside an interwar wall or under a character floor costs more to reach than one in an open laundry.
Swapping a worn washer and replacing a rusted galvanised line are different jobs on the same ladder.
A displaced earthenware socket under a renovation is a bigger job than a modern pipe with a cracked joint.
We tell you which one you have before anything starts. That is the whole point of putting it in writing first.

The run takes in the suburbs on every side of this one:
Wilston State School on Primrose Street sits inside the suburb despite its name, and plenty of our jobs sit just as close to the boundary lines. If your address is in one of these neighbours, ring us the same way.

Whichever crew your job needs, the same licence and the same pricing rule sit behind it.
There are no call-out fees for Grange jobs, and no added charge for nights, weekends or public holidays.

Every repair sits under our Fix-It-or-It's-Free guarantee (T&Cs apply). If we're late, $100 comes off your bill.
Each job is done by a licensed plumber under QBCC No: 15024607, and a lifetime labour warranty covers the labour.
Licensed and insured, locally owned and operated, with flat-rate pricing.

Ring (07) 3524 7117 and tell us what's happening in Grange. A few quick questions up front means the right parts come on the first visit.

You get flat-rate pricing with no hidden fees before any work starts. Approve it and we get going.

The drip you can see is usually the tail of something older in the pipe behind it, so we trace the line back, check the joints, and explain what we found.

Pay by card or EFTPOS on site when the job's done, or ask us about Fix now, pay later.
Yes, every job we take on in Grange runs under QBCC No: 15024607, which covers plumbing, drainage and gasfitting, so taps, drains and gas appliances all sit under one licence.
You do, and nothing gets touched at your place until the price is in writing and you have approved it, and once you sign off, that approved number is what you pay.
Usually, yes, so ring early, tell us what is going on, and we will do what we can to have a plumber at your Grange place before the day is out.
When the work is finished you can pay on site by card or EFTPOS, so there is nothing to chase afterwards and no bill arriving in the letterbox the following week.
We cover Grange itself plus Stafford, Gordon Park, Lutwyche, Windsor and Wilston, so whichever side of the boundary your place sits on, it is still within easy reach of our run.
Phone (07) 3524 7117 and describe the trouble at your place, and we can organise a suitable appointment, get a plumber out to you, and have the price written down before any work starts.
